I was there for the graduation of my daughter. So that was very close to the university. My daughter lived at Well Close Rise also not far from the hotel
In this case the neigbourhood of of everything (see above) My room was very good (No.5) but I suppose that not every room is so good.
Very friendly helpful staff. Clean and comfortable and very good value. Ecxellent location for our Sons Graduation at Leeds University.

One pillow provided- which was very thin; no toothpaste; no breakfast; one staff member was rude; the room wasn't ready when I arrived so I had to return to check in.

The staff were so friendly and helpful. I had several slightly awkward requests, and they went out of their way to help me. I had a significantly better time because the hotel staff were so nice to me!

There was no bath, the window was broke and causing a draft, the pillows and sheet were very thin causing a restless sleep

The hotel was friendly and accommodating. There was a fire alarm malfunction on our floor and we were immediately offered another, superior room.
The hotel can be hard to find as the signage is a bit obscure and parking might be at a premium if the hotel is full.
Its near the university, small charming place. someone who likes business hotels shouldn't go there. it is more familiar. situated in an old Victorian building it has a lot of charm. Really god value for the price
it is quite an 20 minutes walk to the citycenter. so if you just into shopping, it may be a bit out of the center
Very clean. The room was immaculate. Very nice breakfast - Full English plus fruit-juice,cereals,toast,yoghurt,tea and coffee , great value at £5. Hotel is right next to the University so there are plenty of bars,hotfood takeaways and restaurants nearby. Also very easy to hop a bus into the City centre. Staff were helpful and friendly. I will stay here again if I have to go to Leeds.
Heating was turned up a little high but that is personal preference rather than a fault!
Very friendly, efficient staff. Not too close to the main road. Large, spacious rooms. £40 for a large double room is cheap! Bus stop is very close by.
As i only stayed for one night there wasn't really much to complain about. If i was staying longer i would have mentioned that one of the springs in the bed had gone, the loos don't flush very well, there was no sugar in the room and the shower head wasn't the best. I'm sure the staff would have done the best they could if i had raised these points.
A beautiful, small,extremelly "home-y" hotel-very clean, very tidy. Staff is extremelly friendly. Very close to Leeds University (literally next to it). Just great!!
It's in a great location opposite the university which we went to for Damnation festival. Great, quiet hotel with no hassle! Will happily use again and recommend!
No sign on main road to say where to drive down to enter.
